What Grease Fumes Actually Are
When cooking oil is heated above its smoke point — typically around 230°C for common vegetable oils — it releases a complex aerosol mixture. This includes aldehydes (notably acrolein and formaldehyde), polycyclic aromatic hydrocarbons, and fine particulate matter smaller than 2.5 micrometers (PM2.5). Residential towers were engineered for household cooking — small hobs, short run times, intermittent use. A commercial wok-fired kitchen operating from a ground-floor apartment generates orders of magnitude more pollutants, 24/7. Existing building exhaust ducts are rarely designed to handle that load. The result: grease deposits on neighboring balconies, chronic odors drifting through shared ventilation, and elevated indoor PM2.5 levels in the units directly above and adjacent.
What the New Rules Do
The emerging regulations restrict commercial food operations that produce heavy grease fumes inside pure residential buildings, and require upgraded exhaust systems with oil-fume purifiers for premises where cooking is permitted. The policy does not ban small eateries outright; it redirects them toward mixed-use ground floors equipped for commercial exhaust.
